Property dossiers
Every named house and estate work in the current Fort George sources is shown below. Each dossier keeps asking prices, reported completed sales, register evidence, planning decisions and a transparent scope-only build-cost screen together. We only join records when the property identity is explicit—never from a street match alone.

Build-cost screens are broad construction-only order-of-magnitude ranges inferred from the published planning description; they are not a tender, valuation, actual spend, proof that works started or a cumulative total. Variations are deliberately not separately costed, because they can change an existing permission. Public decision notices do not publish areas, specification, ground conditions, procurement route, professional fees, financing, VAT or final accounts. A local architect notes that size, structural work and location drive project budgets; Guernsey material costs are also affected by labour, logistics and inflation. Obtain a Guernsey quantity-surveyor or contractor estimate before relying on any figure. Budgeting context ↗ Materials market study ↗
Completed-sale entries are source-reported evidence, not a complete transaction register. Use the authorised Cadastre service for transaction, title and deed research; confirm planning detail, conditions and current status in the States Planning Explorer.
Area analysis
This is a transparent supply-and-marketing view, not a valuation or a Fort George price index. Asking prices and archived marketing records are kept separate from verified completed-sale information.

Planning monitor
Recent Fort George decisions matched in a public planning index. The official Planning Explorer was unavailable from this environment when checked, so every entry is labelled as an index record and should be verified against the States record before relying on it.

Prices labelled as marketing or archive figures are not completed-sale prices. The Cadastre service is the authoritative route for transaction, title and deed research.
Verified addresses
Source: the States of Guernsey Open Market Housing Register, checked 6 Aug 2026. The public register has no Fort George district export and rejects broad street searches. These are verified matches returned from specific Fort George street and property-name checks; the list is expanded only when an official register record is confirmed. Road coverage is based on the Fort George street network. The register says its information depends on details provided by owners or purchasers and cannot be guaranteed; confirm decisions directly with the States. Owner names are not republished here.

Open Market history · sourced case study
A documented example of how an exceptional property can acquire a deeper record: historic use, a reported past transaction, planning, and Open Market registration. It is an editorial case study, not an automated title match or valuation.
At a glance
In March–April 2026, Savills marketing reported a £2.95m guide price for The Lookout. The property was formerly known as Vale Mill; the reporting describes it as the first building approved under Guernsey’s newer exceptional-circumstances Open Market route.
View the agent listing ↗Mill origins. Press reporting records a timber mill built in 1770, rebuilt in granite in the 1850s, operating as a flour mill before use as an observation tower during the German Occupation.
States auction. The Guernsey Press reports that the mill was bought at a States auction for £57,000. This is historic transaction context from the press, not a present value or a complete title chain.
Planning reported. The press and Savills reporting describe permission for a four-bedroom conversion and a substantial basement extension around the adjoining quarry. Check the official record for the decision, conditions and later applications.
Open Market route. The Guernsey Press reported an inscription in principle under the exceptional-circumstances policy, with full Open Market inscription linked to completing the permitted development.
